Do I really need a property survey?

While there is no legal obligation to have a survey carried out before you buy a property, we would highly recommend that you do. Property transactions in the UK abide by the principle of caveat emptor aka ‘buyer beware’, meaning it is your responsibility to detect any faults or defects with the building before you exchange contracts.

Is a mortgage valuation the same as a property survey?

Many property buyers are confused about the different types of property survey available. In particular, it cannot be stated often enough that a mortgage valuation is not the same as a property survey. Mortgage valuations are for the benefit of the lender, designed to reassure the mortgage company that the property is worth the amount you are hoping to borrow.

The valuer is not obliged to feed back any information about structural or legal issues about the property, so if you wish to get a clear idea of the condition of the property that you are thinking of buying, you are strongly advised to have an independent inspection and survey carried out. How do you monitor structural movement?

If you suspect structural movement in the building’s foundations, the most common form of ongoing monitoring is crack monitoring. This involves the insertion of small metal studs next to the cracks, with regular readings taken to check whether the cracks are widening or narrowing. Typically, monitoring will carry on for 3 months up to a year to detect any live movement.

If any building works are planned that fall under The Party Wall Act 1996, movement monitoring systems should be installed at different points in the property before construction starts, so that a full record of any movement can be maintained.
