Expert RICS Building Surveys in Havering
Able Surveyors is a trusted name across East London and Essex, and we are proud to offer our comprehensive surveying services to the London Borough of Havering. With over 25 years of experience, we provide detailed, accurate reports for homebuyers and property owners across RM1, RM11, and RM14.
Havering’s unique architectural landscape—ranging from the historic market town heritage of Romford to the prestigious “Garden Suburb” of Gidea Park—requires a specialised eye, and our experienced team is equipped to handle them all.
Specialised Local Knowledge
We regularly conduct surveys on the popular 1930s semi-detached and detached houses that define the residential streets of Upminster and Hornchurch. We are experts in identifying specific defects common to properties in this area, such as aging render, chimney stack issues, or potential subsidence in homes near the borough’s many green spaces. We also have extensive experience with the unique period homes and early 20th-century architecture found in the Gidea Park Conservation Area.
We also provide professional snagging reports and valuations for the modern new-build developments and regeneration projects revitalising Romford town centre and the expanding residential corridors in Rainham.

Professional Property Surveys in Havering and RM Postcodes
- Level 2 Homebuyer Report
Ideal for modern apartments or conventionally built houses in areas like Harold Wood or central Romford, this report includes a detailed non-invasive inspection of the interior, exterior, utilities, and grounds. It provides a clear overview of the property’s condition to help you make an informed decision on your East London or Essex border purchase. Homebuyer Report - Level 3 Building Survey
The most comprehensive inspection available, the Level 3 Home Survey is essential for the many substantial detached houses in Upminster, grand period properties in Gidea Park, and the traditional Victorian terraces found across Hornchurch. This in-depth assessment provides a thorough analysis of construction, condition, and any potential defects such as subsidence or aging roof structures. Building Survey - Market Valuation
Expert property valuations are a vital tool for legal and financial requirements in the borough. We provide RICS-compliant valuations for matrimonial matters, tax planning, probate, insurance, and high-value mortgage applications across the RM1, RM11, and RM14 postcodes. Market Valuation - Structural Surveys
Determining the integrity of construction and materials is vital, especially when renovating properties within Havering’s prestigious conservation areas. Our structural surveys are frequently required by lenders and are increasingly common for homeowners exploring equity release or major structural alterations, such as the large rear extensions and “wrap-around” modernisations common in the area’s spacious 1930s housing stock. - Asbestos Sampling Survey
Given the age of many mid-century residential estates in Havering and the surrounding Essex borders, asbestos sampling is a crucial step for buyers. Identifying asbestos-containing materials (ACMs) allows you to accurately budget for safe removal or renegotiate your purchase price based on expert findings. - Drone Inspection Survey
Surveying high chimney stacks, expansive roof spans, and hard-to-reach elevations on Havering’s taller period residences or new-build apartment blocks is made easy with our drone technology. This non-disruptive method offers a precise assessment for repairs and cost projections, providing a bird’s-eye view of roof conditions and guttering without the need for expensive scaffolding.

FAQs
- Do I really need a property survey?
-
While there is no legal obligation to have a survey carried out before you buy a property, we would highly recommend that you do. Property transactions in the UK abide by the principle of caveat emptor aka ‘buyer beware’, meaning it is your responsibility to detect any faults or defects with the building before you exchange contracts.
Able Surveyors offer the full suite of property surveys alongside bespoke commercial surveys for every type of building. We can advise on the best choice for the property in question, and provide you with an insight into the current condition of the structure and highlight any urgent issues. We can also carry out additional investigations regarding any specific concerns you may have. A professional, independent survey can put you in a stronger negotiating position with the vendor.
- Is a mortgage valuation the same as a property survey?
-
Many property buyers are confused about the different types of property survey available. In particular, it cannot be stated often enough that a mortgage valuation is not the same as a property survey. Mortgage valuations are for the benefit of the lender, designed to reassure the mortgage company that the property is worth the amount you are hoping to borrow.
The valuer is not obliged to feed back any information about structural or legal issues about the property, so if you wish to get a clear idea of the condition of the property that you are thinking of buying, you are strongly advised to have an independent inspection and survey carried out. At Able Surveyors, we have many years’ experience in all home surveys. Our team will be happy to discuss your requirements and recommend the most suitable home survey to you.
- How do you monitor structural movement?
-
If you suspect structural movement in the building’s foundations, the most common form of ongoing monitoring is crack monitoring. This involves the insertion of small metal studs next to the cracks, with regular readings taken to check whether the cracks are widening or narrowing. Typically, monitoring will carry on for 3 months up to a year to detect any live movement.
If any building works are planned that fall under The Party Wall Act 1996, movement monitoring systems should be installed at different points in the property before construction starts, so that a full record of any movement can be maintained.
