Buying in City of London

Synonymous with the beating heart of British politics, City of London’s Central London location has a genuine sense of history that can be felt wherever you go. Property wise, there are fine Queen Anne and Georgian houses tucked away in the back streets near St James’s Park and around Smith Square, as well as imposing blocks of mansion flats and new build developments around Westminster Cathedral.

Many homes in the City of London are bought as second homes or as property investments. Interestingly, buying property here is around a third less expensive than in nearby Mayfair, Belgravia and Knightsbridge, and there are a surprising number of social housing estates too, notably the Arts and Crafts Millbank Estate, the Lutyens designed Grosvenor Estate and the Horseferry Road Estate.

According to Rightmove, most property sales in the area last year involved flats, with an average price of £1,390,194, while terraced properties fetched nearly £6 million on average. Piccadilly is the most expensive residential address.

FAQs

Why are property surveys important?

In the UK, sellers are not necessarily obliged to provide buyers with information about the property’s condition – it’s up to the buyer to determine whether they think the property is a sound investment.

Property surveys provide buyers with a professional insight into a structure’s condition, from a completely impartial perspective. Understanding potential risks or defects within the building can give you a stronger negotiating position if you still wish to buy the property, or even provide the information you need to walk away and find a more suitable home.

Without a survey, buyers are effectively going in blind. It’s not uncommon for new owners to suddenly discover their home requires serious renovation and restorative work that can end up costing thousands of pounds.

Which survey should I get?

At Able Surveyors, we offer all three RICS surveys in order to cater for all property types. Condition Reports provide a brief overview of a property, while HomeBuyer Reports and Building Surveys are increasingly in-depth.
