When do you need a damp report?

Damp is a common issue found in buildings and should never be ignored. The cause is usually external, coming from landscaping or trees nearby, obstructed ventilation in windows, doors or walls, or roof defects. Left untreated, damp can cause serious damage to wall plaster and structural timber. At Able Surveyors, we can carry out an in-depth damp survey to establish the cause and advise on recommended actions.

Can the mortgage valuation take the place of a property survey?

If you are buying a residential property, it is highly recommended that you take out an independent RICS survey to glean salient information about the condition and state of repair of the building. A mortgage valuation will not give you those details, being commissioned by the lender with the sole purpose of reassuring them that the mortgage you’ve applied for is worth the risk. The valuer is not obliged to feed back any information about structural or legal issues, so it is buyer beware.
