Why do you need a damp report?

The cause of damp in a building is usually due to trees and vegetation near buildings, blocked ventilation in windows, walls and floors, or roof and guttering defects leading to moisture ingress. Left undealt with, this can have a serious negative impact on the structural integrity of the building and on the health of its occupants. A Damp Report can be commissioned by a property owner, purchaser, building contractor or management company for buildings where signs of damp have been identified and further investigation is required.

Is a mortgage valuation as good as a property survey?

To clear up any confusion about the difference between a mortgage valuation and a property survey, let us state categorically that the two are not the same and you should never solely rely on a mortgage valuation. This is a report commissioned by and for your lender, with the sole purpose of establishing that the property is worth the amount you are hoping to borrow. For reliable information about the property’s structure and condition, you are strongly advised to have an independent RICS survey carried out.
