What is a Stock Condition Survey?: A Stock Condition Survey (SCS) is the assessment of the current and future repairs and maintenance liabilities of a property. If you are responsible for managing a large property portfolio, we are able to carry out SCSs tailored to meet your needs – from surveying individual elements (e.g. kitchens, bathrooms) to full block surveys.
What is the traffic light scheme employed in home surveys?: Home surveys use jargon free, easy-to-understand condition ratings based on three colours: Green refers to ‘Condition Rating 1’ indicating that no repairs are needed, Amber refers to ‘Condition Rating 2’ highlighting defects that need repairing or replacing but are not considered urgent or serious. Red refers to ‘Condition Rating 3’ highlighting urgent and/or serious building defects.

On the surface, there were no obvious red flags — but Able's report identified over £20,000 worth of required work, including a serious structural issue with a chimney breast. What impressed me was the quality of the reporting. These weren't vague or inflated concerns — each issue came with clear reasoning and a proper explanation of why it mattered. Nothing felt like padding. Because of their thoroughness, I made the difficult but right decision to pull out of the purchase, and I have no doubt that saved me from a very costly mistake. The service from start to finish was excellent. The person who handled my enquiries and questions throughout the process was brilliant — patient, knowledgeable, and responsive. I'm sorry I can't recall her name, but she deserves a mention. I'd recommend Able Surveyors without hesitation.
