Investing in Uxbridge

The West London town of Uxbridge in the London Borough of Hillingdon is at the end of the Piccadilly Line, close to the M25 and A/M40. The area was developed after the arrival of commuter trains in the early 1900s and many parts of the town are dominated by 1920s and 1930s houses, although plenty of houses have been built here since then. This is a good area for family housing.

What’s more, there are Victorian workers cottage in the Rockingham Bridge conservation area, while the earliest buildings in the area date back to the 16th century. The most desirable period homes – large detached 1920s/1930s homes – can be found in The Drive and Warren Road in nearby Ickenham.

New build homes can be found at St Andrew’s Park, the 1,300-home redevelopment of former RAF Uxbridge, Waterloo Wharf in Uxbridge Moor conservation area, Windsor House, a former post office, and other central locations.

According to Rightmove, Uxbridge’s overall average property price is £439,223, similar to nearby Hillingdon. Most of the properties sold last year were flats.

What is the purpose of a Schedule of Condition?

When dealing with a tenant’s repairing obligation under a commercial lease, a Schedule of Condition ensures that the extent of the tenant’s obligations are qualified by reference to the condition of the premises at the start of the lease. It obliges the tenant to put the property into the exact same condition as is evidenced by the Schedule of Condition – no better, no worse.

Can subsidence be remedied?

Once structural movement has been assessed, in many cases subsidence damage can be repaired, simply by taking appropriate action to remove the cause (e.g. repair of a leaking service pipe, or removal of trees). However, in a small amount of serious cases, it is necessary to provide additional structural support to underpin the foundations.
