Over the last few years, Wembley Park has undergone a gradual transformation. Once dominated by Wembley Stadium, the area is now a new cultural and residential hub. A developer bought large tracts of land around the old stadium and arena back in 2002. Recently, a new plan was agreed upon with Brent Council to make this the UK’s largest build-to-rent project.

The growth of the area has come into its own in the last few years, with around 1,750 new homes out of a promised 7,500 having been built, along with a new town hall and library, four hotels, student accommodation and the renovation of the SSE Arena, and more.

Then there’s the £26 million refurbishment of Wembley Arena, a £10 million new public square and a new Boxpark, while a new primary school and a 7-acre park are in the pipeline.

Apart from huge regeneration, Wembley is characterised by Victorian, Edwardian and predominantly Metro-Land 1920s and 1930s detached, semis and terraced houses. The most desirable homes are situated in the Barn Hill and Sudbury Court conservation areas.

Wembley has an average property price of £442,464 according to Rightmove, and most of the properties sold last year were flats.
