On the surface, there were no obvious red flags — but Able's report identified over £20,000 worth of required work, including a serious structural issue with a chimney breast. What impressed me was the quality of the reporting. These weren't vague or inflated concerns — each issue came with clear reasoning and a proper explanation of why it mattered. Nothing felt like padding. Because of their thoroughness, I made the difficult but right decision to pull out of the purchase, and I have no doubt that saved me from a very costly mistake.
